Bought 4 this year. I can't stop myself...

Finally, I reached my goal of  year 2016. Just bought my 10th house one week back. Last year I bought 5.

This is a short sale. In contract on March and closed on July. In between I closed my no. 9 in June.

Here is the summary of these year's houses. All are single family houses.

No. 7 is a very expensive one, closed on Feb. Bought at $322k, put in $15k for finishing the basement and rented for $2900.  This is less than 1% rule but the house is very new and good condition. The worst return in my portfolio. Will not buy this kind of house. Estimate value now is $400k. 

No.8 is a great buy. 4 bedroom 2.5 bath at B- area at $133k. Rented $16xx and is to be sold to tenant in this month with $34K net profit.

No. 9 is for sale by owner. It's a large house 2400 plus sqft and a finished basement. Bought @ $190+k, put 10k in and rented at $21xx

No. 10 is a short sale, bought at 176k, to be put in 10k, and the house was already rented while I doing the remodeling. Rent is $21xx.

All houses are in A area except no. 8. I am going to replace no.8 with 1031 exchange to a A area house.
