If a place looks like something that I can handle from pictures alone do I need to ask for disclosures first or can I do that in the contingency period?

I handle (most of) each of the individual transactions myself and just pay from the annual Custodian fees for holding my accounts.

The residential property disclosure is required by law for all real estate transactions in Ohio... with a few exceptions (attorneys handling an estate sale is really the only exemption, aside from sheriff sales and foreclosures).
