Hey @Guy Keren, I'd suggest reaching out to @Matt Solis if you need a great agent in DFW.

Some places are cheap and look great on paper, but reality is very different as they have higher turnovers and more problematic tenants...they also don't increase in value as much.

I think it's a shame that fear of litigation often prevents consumers from sharing information with each other.

You will be surprised how often that will get you more information...often critical information.Second, if at all possible, try to get on the phone with the landlord prior to the current landlord. 

Both are pretty informative and easy going.

It is a GREAT buyer's market right now.

They said rents have gone down and the investor is asking for options...They had a great pitch deck in powerpoint that was all pretty and fancy with photos, what they were gonna do etc.

Grand Rapids is a great market to get started in.
