4 SFH vs 2 Duplexes
Hello BP members.
I plan buy my first set of properties in the next few months. I will invest as an out of state investor looking for turnkey buy and hold properties. (minimum cosmetic only, not BRRR) . Looking for advice from the more experience RE investors. If you had the capital for the down payments, reserves, closing costs, etc., would you advise buying 4 SFHs or 2 duplexes. I plan to hire PM company to handle the day to day operations, marketing and tenant screening.

@David Haughton Nobody can effectively answer the question you presented unless you first identify four single family homes and two duplexes you are considering purchasing. Posters will chime in on recommended strategy but real estate is extremely localized and the fundamentals of the real estate in any given market are what should be dictating your investment strategy not arbitrarily deciding to buy single family homes vs. duplexes. My advice is to first identify the market where you want to invest.
