If the PM told you over the phone the lease extension for the property in question got signed, and you have no doubt that was the case and not a misunderstanding with the other properties I understand she's managing for you, she outright lied to you and you need to fire her right away.

I am looking at a home in my area to make it my first project The home has fire damage and the owner is willing to sale Now i just dont know were to begin my due diligence I had ran the comps the house can go for 250-300kim not sure should the house be torned completely down and start over or the house can be saved and start  building on it i need to know what i need to be looking for in order to make this project work

There might be a legal reason to create an LLC for asset protection - which is something to discuss with an attorney.With or without an LLC, you will need at least two insurance products: one (or more) to protect you from acts of nature such as fires, floods etc., and the other to protect you from liability claims against you, called general liability or umbrella liability insurance.

Code compliant...we're seeing IRC2018 being applied/enforced on multi's & for fire, egress & fire rated walls, ceilings & doors etc & there is no grandfathered compliance.
