Would you buy a house that’s 367 feet from railroad track?
I found this house that is 367 feet from a railroad track. The house is AMAZING for the price and $40k undervalue.
House will probably appraisal for $100k but the bank is only asking $60k. (Bank owned)
Need about $10k work max. If don’t need a new A/C probably $5k work or less.
House was build in 2000s, so all electrical and stuff are pretty up to date.
Great neighbors and neighborhood. (talk to about 3 neighbors) lots kids outside playing (super family friendly)
House can rent for $800 a month.
House only need some TLC , no major problems.
Forgot to ask the neighbors if they can hear any trains coming from 367 feet away.
I’m going to buy the property and rent it out.
Only thing that worry me is being to close to the train tracks. Would you buy a house like that?
The train track is not directly in front of at the back of the house, more like down the street

Are you local enough to make a sandwich and a coffee to sit in front for an hour or two during peak times? I would go check it out when you know the most trains still come. As I'm searching for properties, I use this rule of thumb.... would I be ok having my mother living here? If it's unbearable in an hour, imagine day in and day out. But on the flip side, is it close to mass transit that can appeal to commuters who can sacrifice some peace for convenience?
And last bit of thought, if it's a semi gut rehab, have you priced out soundproofing? The tech has come a long way and isn't that much more expensive.
