It's a 3b/2 full bath, new interior and exterior paint, large master bedroom w two closets, large breakfast bar in the kitchen, fully jetted massage walk in bath, on the corner of a quiet cul-de-sac, in a pretty good school district. rentometer has it's median at $1219 and zillow has it at more like $1450, which makes a difference in the numbers.

It works at Wal-Mart, in a diner, standing in a bank line, getting gas, at the grocery store, everywhere people are.I've pulled more leads out of a restaurant having coffee in an hour than you'll likely get with 100 flyers.

Like someone else said, take your time looking for a good deal and make sure you have a great real estate agent in your corner--they will the task that much easier for you. 

This gives them a chance to earn a commission that you dont have to pay and also you get someone in your corner negoiating and doing the leg work for you.

Install Tyvek or roofing felt, then hardie backer, then tape and mud the seams and corners, mud the screw holes, and roll on a waterproofing sealant, like RedGard.
