Those on the lower end of the income scale are more affected by inflation, and companies like dollar stores that cater to them have had a harder time growing sales. 

I’ve never opened a mail drop store, so I can’t speak to that, but I’ve noticed that a lot of investors are turning to pad splits as an alternative strategy.

As I travel about the country I see those dollar stores or DG in some very odd locations .. so odd that I am fairly certain if you had to take the building you would never be made whole.. agree on corner locations like Walgreens does.. now those are locations to covet.

Don't forget to tell the tenant where you will store their security deposit.

Dollar Stores often instead of renewing the lease get sucked away to developers promising to build them Dollar Plus stores with upgraded construction for slight rental increases.Especially is absolute NNN lease the DG could jump ship to a brand new building and avoid tons of TI costs they are on the hook for with older building ( parking lot, roof, A/C, etc.)Professional tenants with thousands of locations tend not to be dummies.
