I have not found a single multifamily property that even comes close to the the 50% rule etc.Thats why I plan on getting a SFR and then just coughing up the 25-30% and invest in a property somewhere elsewhere (maybe san jacinto/hemet or vegas who knows) when I save up enough.I know you're pretty close to me, what do you think?

That's why I suggested if I target areas such as Danville, CA 500k plus house with little equity is still more attractive to the agent then some property in San Leandro.

Depending on the county you're dealing with, you may submit an additional form or simply state on the deed (we used Grant Deeds vice Quit Claim Deeds) that the transfer is to a "wholly owned entity" and that should avoid any transfer tax.Once again, this is how it works in California (namely San Diego and Riverside Counties), so double-check with your attorney regarding the details in PA.
