Market rents appear to have gone up a bit where my property is located, so a rent raise does seem justifiable.

I know that the commercial sites don't generally allow you to resell their data, but I generate my own data from public sources (eg: government web-sites).I use the data personally to assess the market, generate trends/leads, etc, but I was thinking the other day that other people might be interested in the data.Thanks!

In addition, I am concerned that it appears as "income" and available funds to us when, technically, it is neither.Advice, opinions?  

Based in my initial research, it appears that Washington is in fact the only state in the union which forbids wholesalers to work with owner occupied, but I thought I would reach out to the Bigger Pockets community for confirmation.

I see these as ammenties that I shouldn't have to cover particularly if it appears that the appliances have been abused.

I have no idea if those appear on the landlord credit reports you guys get, but they are on the real credit reports. 

If they did build the box above the door and you can't add crown on top of the cabinets (which is what this needs, in my opinion), I would think of another way to add some more trim, to soften the whole appearance.

My full-time career is also in IT (I own an IT Consulting & Web Hosting business).
