REI Terms

I am trying to do my best to develop a complete knowledge of REI and want to make sure I know what I am talking about so I don't run the risk of making myself look foolish. What terms would you say are ideal to have an understanding of in REI?

My beginners "vocab" list.

Cap Rate

NOI

COC

Debt Raise

Equity Raise

Cashflow

What else should be added as I am sure that I am forgetting somethings. I plan on posting this as a blog along with all of the definitions to use as a reference. Feel free to post other terms or your definition of any of the previously mentioned terms. Sources will be cited on finished product.
