Millennials, but also boomers downsizing and immigrants who have a much higher preponderance to rent early in their transition make up a significant portion of the renter population and are continuing to drive the rental market.  

Does our market have the ability to sustain a transition from owner paid utilities to tenant paid utilities (again this might be sub-market to sub-market as well)?

If you plan to hold on to this property long-term, think of the fundamentals:1) Transportation - being near a transit hub is incredibly valuable.

However both leases were up this month then transition into month to month.As for their security deposits, my attorney made sure to put it in the contract that at closing, they are to transfer the deposits to me.

I hear a lot of people say to stay local at first, but I'm also in San Diego where the competition is fierce and (as far as I can tell) few to no cash flow properties are out there.A little about myself I'm transitioning out of the military and will be going to school using my G.I.

On the agent side, this will be an easy transition into investing as you'll be working with a lot of single-family home transactions just like you would for non-investor clients.

What made a huge difference was that I found a business partner based in the U.S. who was equally motivated to invest and could watch over our investments when I couldn't.I finally made the transition to being home and investing full time.
