Please Advise from the Wise! - Thank you

Hey Team!

Thank you for checking out my post, I appreciate you as I am looking for guidance. 29 years old and AMBITIOUS in San Diego,CA! 

For the last three years, I have been swallowed into the mortgage industry. Real Estate was my initial plan, but life has it's way. Regardless, I am very fortunate and grateful with the opportunities thus far. Being a proven top producer, I have been promoted to a Sales Manager early this year. Recently I have passed my DRE exam along with purchasing my first property in San Diego (currently rented, going to rehab with goal of Airbnb).

Long story short, I am considering leaving my good  "9-5 office job" going 1099 with another mortgage company getting back to closing loans gaining capital. This will also allow me to get TIME being 1099 which I do not have right now. My thoughts are that this structure will allow me to expand on my real estate endeavors with education and experience hanging each license. I do not have any desire to be an employee at this stage of my life and eventually not have to chase mortgage loans but be full integrated in Real Estate. 

Any advise on where my head is at how this transition may look with an expedited process is greatly appreciated!! I have been doing a lot of my own research of course but would love input. 

Books? MUST READS? 

Pay for an online coach ? - Springbaord Training? Any recommendations?

Seek a Real Estate Team or strive to locate one mentor at the Brokerage?

END GOAL: To own several cash flowing properties/NOT trading my time for money.
