Savannah GA wholesale newbie!

My name is Lee Gloyd and I currently reside in Savannah, Georgia, looking to network and learn the ropes of closing wholesale deals and investing in properties in the area. I've read many posts on the site and I'm at the point where I'm ready to take action. I would like to either work for another seasoned wholesaler/investor, or perhaps joint-venture so I can learn exactly how to talk with sellers and close deals. I understand the marketing aspect, but it's actually negotiating and learning exit strategies that I feel I need the most help with. I'm eager to take action immediately and get started in wholesaling as soon as possible, and I look forward to networking and learning from the pros! What are you going to wholesale? Rehab/flip houses or just property? I am a wholesaler and deal with primarily unimproved land.  We have done the rehab/flip house deal and found we make WAY more money with land. And I can do this with properties all over the country! Might be a large rural property or a smaller city infill lot.
