It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.A list broker should be able to help guide you in the right direction.Good luck!

Unless I'm mistaken (& please correct me if I am), removing the ability for a landlord to screen problem tenants would flood the market with problem tenants, thus increasing the eviction rate.Beyond that, it'll exacerbate the problem that often motivates this kind of law - a lack of housing availability for lower income people. 

If I have some cash I'm looking for another property to buy from a motivated seller.

@Laurent Meyer no matter what you think of the motives behind the media, government, etc... regarding the pandemic the fact is it is having a real impact on people's lives, their lifestyle and their earnings.

The seller is extremely motivated.

I recently took the Florida real estate pre-licensing course and passed the course exam, so if I wanted to, i can sit for the state exam - BUT since passing the class exam, I've been getting multiple texts and mailings asking me to come 'work' for various realtors and broker offices...  

I couldn't get calls, texts or emails returned, even when writing an offer for my own property.I interviewed with several brokerages here and settled on EXP.
