SEC 8 REALITIES SEC 8 tenants have to have a job unless they are disabled.No adult on the SEC 8 lease can have a drug or felony conviction.When a SEC 8 tenant gives their landlord notice that they plan to move, SEC 8 sends a form to the current landlord giving them 10 days to respond saying the tenant is or is not in compliance with their lease – IE – owe any money for rent or repairs.

This is why the PCS orders are so powerful in rental agreements, because weather you buy or rent, every contract requires a year obligation and the reality is the military doesn't care about the year obligation for dwelling because they have more important things like national security to worry about.

That would absolutely sink the investment in the SFH landscape.I guess I'm looking to hear from other landlords who operate in super tenant friendly states. 

Maybe it took me awhile to start feeling this way but looking back at when I thought about things any other way I was really just fooling myself about the realities of this job.

The reality is California markets are outpacing the NC markets over the long haul.

Nobody really wants us, till they need us.The reality is without understanding the true power of leverage and having a scalable business model the landlord will run out of hours in the day before they reach their goal of wealth, this only happens with leverage of people's money as well as other people's business and systems.

I believe Lubbock is a great town to invest in RE, I have one SFR (buy and hold) myself and planning to get more but just be cautious because there are some areas that can look really good on paper but the reality is different. 

  - Install a new 32" vanity and medicine cabinet (there is a wall mounted sink with separate hot and cold water taps now).- Reinstall the same toilet. - No plans for a tile wainscot on the wall because of cost.

Are there red flags in wholesalers' estimates that make you realize their deals aren't based in reality?
