It sounds like you've found yourself at an exciting but difficult position. 

They do not provide gap funding, this is a misconception that lots of newer players in the space have because they want to get into a deal with higher leverage than 80%.

I’m most interested in getting more rental properties and growing my cash flow but at the same time I don’t feel super excited about it.

Again, I've been posting in this thread to point out that STR investors who are relying on Airbnb/VRBO/etc for bookings (which is most, but not everyone) has inserted themselves into the hospitality industry, which has major players calling the shots. 

Get out of your comfort zone and start talking to the players in the game, create meaningful relationships that provide mutual value. 

It has taken some time to get the right players in place, however, once we got the formula right, we are moving forward with our plans.

I'm excited to be starting out with an opportunity to learn through house hacking my brother's 3bd/2ba house that is currently sitting empty.
