Most brokers will not waste their time going through the whole process only for a loan denial.

With the right aggressive marketing there are many opportunities with tired landlords but would require more time compared to searching the MLS . 

My understanding is that it will mainly be derived on the life tenant's age and value of the condos at the time of sale.

The reason I went with them instead, is Ameircan offers a 80% LTV 30 year long term whereas Century at the time only did 75%LTV. 

Private money (not hard money - there is a huge difference) is built with time, experience and connections.

Most people that are successfully flipping have a flipping business with either employees on staff or enough work lined up to keep a GC happy for 6 months to a year.Its a tough business to make money in when you are doing one project at a time from a distance.
