@Jason Barr,As @Anthony Giannette mentioned, they will run forever if maintained, although the maintenance can be spendy due to the lack of qualified boiler technician (Most are plumbers with the additional certification).

Meaning: aim for NO money being left in the deal, where you'd STILL be getting a return, forever!...

Can someone tell me if this rule stays with a property forever or if the property never sells the ruling can expire?

The reason I look into real estate is that I know I can't work forever, there will be a time when I am unable to work and will need to rely on some kind of passive income to support myself.
