Buffalo fix and flip 1st deal!
Investment Info:
Small multi-family (2-4 units) fix & flip investment.
Purchase price: $189,900
Cash invested: $7,500
Sale price: $210,000
Quick Flip Here. We purchased added paint, counter tops and stainless steel appliances. Sold about 2 months later to the current landlord. This is a 2 unit property 4/1 up and 4/1 down. completely renovated by yours truly!
What made you interested in investing in this type of deal?
I knew it would be easy to purchase and flip and it was. It only needed minor fixes that I was able to complete on my own as a newbie.
How did you find this deal and how did you negotiate it?
I actually just walked into this deal. It was someone I knew at work and it would have gone into probate before he passed away and offered me a life changing deal. I knew I wasn't going to live or visit Buffalo forever so a flip was our best option. It all worked out.

How did you add value to the deal?
It only needed minor upgrades to add value to an already gorgeous property and positioned it for rental purposes. Easy sell!
