Depreciation class life is the same as the dwelling structure itself.

Add above to normal dwelling insurance and it seems we are creeping up to $300 to $400 per month just for insurance.  

The warranty transfers would be for the foundation repairs, windows, etc. and being that it's a 4-plex, they are not considered commercial dwellings. 

So, now we are looking to continue investing in property and building a steady stream of income. 

My goal is to purchase and hold SFR and small MF properties to provide a stream of passive income to further bolster our retirement savings that may allow my wife and I the opportunity to retire 10 to 15 years earlier than what's normally expected (50s instead of 60s perhaps). 

The technical term is dwelling fire policy.

We are considering many options including relocating to Tacoma and even looking at a Multi-Family dwelling unit with a FHA loan.
