OK BPI closed on a SFR that needs new cabinets and I’m adding a bedroom and finishing the basement along with some landscaping.

It will be my primary residence, I will be doing all the electrical(I’m a electrician), Painting, flooring, and land scaping.

I'm gonna fill that one with students, too, and do some rehab because there's some potential for another bathroom and another bedroom, as well as some landscaping. 

Personally, I think Kansas City and Indianapolis are two of the best cash flow markets In addition to affordable prices and good rent to price ratio's, they both have strong economic and demographic trends and have favorable landlord/tenant laws, I've been active in both markets since 2010 and would be happy to help if I can.

I see this post come up often and I thought I could easily just search past forum posts, but seeing as how the landscape of RE changes so fast in this city I figure I would simply ask again.  

We remodeled both bathrooms, new kitchen updates, new flooring, new paint, refinishing the hardwood floors, new appliances, improved landscaping and the list goes on.
