I didn't charged for having them but now I'm reconsidered to charge a monthly fee they do pick up after them but the yard does need some maintenance grass brown spots and dry urine spots on the concrete would it be right from not charging them to charging them I plan to once the lease is up.

Fannie and Freddie both cap 2-4 unit investment property cash out refinances at 70%.http://www.freddiemac.com/sing...https://singlefamily.fanniemae...So if you want a decent terms (rate, fees, etc), that's your cap and there is no point in shopping around for a higher LTV.There are wonky non-Agency loan options out there that will go higher, and boom that's the sound of your rate and fees blowing up on you, maybe other stuff as well such as prepayment penalties.
