UPDATE: This morning I sent an email letting her know that as per the written lease, theres a 2 day grace period and it's officially considered late tomorrow. 

Can't get any answers 1st application applied for the 3 months approved for 2 immediately recertification sent September 1 now placing me 4th back rent. Landlord has waiting 90 days that ramp request before re filing ...

We did about $3k amount of touch ups/updates.

Even if the owner tells you otherwise, you should still assume that all of the units require a rehab because:-If it’s Mom and Pop kind of owners, their definition of “Updated” is outdated!

Looked good on paper, but would need updating if the current tenant moved out.

Quick update here still have that real estate company that i founded with my business partner we have completed 6 flips and i have learned so much within those years and completing those projects .

They have become very unresponsive and after multiple requests for them to update me or their website, I moved to a new PM.
