While searching for self help books, one kept popping up at the top; Dave Ramsey's "The Total Money Makeover".

I was thinking of self-managing as I have great management and people skills (plus it will save me some $ on the expenses).In regards to the tenant pool, I know it attracts the lower-income tenants, but if purchasing a home in a "better" neighborhood, there might be some leeway with the tenant that is chosen. 

In contrast, bad tenants don't like the MTM leases (another form of self-screening) because they know they'll be out on their ear in 30 days.

If you don't use a property manager and self-manage, I understand you can call around general contractor to fix issues but how do you schedule showings for new tenants? 

Purchase some multi-family, self storage, rv parks, and invest in syndications.

Look for people with retirement accounts and teach them about self directed accounts.
