Section 8 Investment Property

Hello Team,

I wanted to jump on here and see if anyone had any information regarding section-8 housing.  I have been doing some research on this type of income stream for rental properties, and the numbers are looking great for some of the properties in my area.

I am looking to invest in West Palm Beach, FL area.  Does anyone have any insight or advice on section 8?  Thanks!

Hello Adrian, 

I just finished closing on my first SFR in Fort Lauderdale which I plan to rent out long term via Section-8. The process has been pretty seamless, you should definitely look into what the average market rent is in the zip code you're looking to invest in. Reach out to the local housing authority regarding what is max possible rent for the specific property you're looking at.

You need to find a tenant before you start the inspection process, and your tenant must be pre-approved by the housing authority in which they would have received a voucher. 

After you find a tenant, you simply fill out the paperwork they give you, submit it to the housing authority, do inspections and proceed to renting the property.
