Getting sued aside - if you are a long term buy and hold investor who plans to utilize the monthly cash flow to subsidize their retirement building with no debt make you a prime candidate to be a note investor. 

The leverage vs. no leverage question is one of the most talked about on BP.Paying off a rental ASAP means you dramatically increase your CF once the debt has been retired.

Both tanked (one was residential and one commercial), and they were so illiquid that when it came time to access their money in retirement, they couldn't get to it and had to sell at a dutch action (taking a huge capital loss).

Hello BP community,I recently checked out Rent to Retirement after hearing their ad on BP's podcast.

Most investments are rentals with different goals in mind - ie one is my downtown retirement place;0), my most recent purchase - I plan to do a vacation rental and may head that route if I find it lucrative.

We have now decided that Buy/Hold small MF properties may just be the answer we were looking for to supplement eventual military retirement income.
