She moved in on September 1 and since we are based in FL, hurricane Irma came through just a few days later causing us to loose power and I believe she left town for a week.

Sorry to hear that the duplex has been a shaky one, but keep powering through. 

Im a little disorganized,  and with having a full time job I am starting to get overwhelmed with managing utilities and turnover and am questioning if renting by the room is feasible on a large scale business model of 10+ houses. 

I'm getting overwhelmed and need a system to keep track of what we're interested in, what we've seen, what we've made offers on, what we still need to follow up on, and what we've rejected.Does anyone have a spreadsheet or other type of system to share?

I recently had a woman who purchased a flip from me find a way to contact me with a problem she is having with the property that I flipped, sold to her by my agent.The day of the inspection for the purchase of the property, there were some shingles (asphalt shingles) that came loose, and I opted to replace the areas that cam loose before closing. 3 months later, Las Vegas had one of the most powerful windstorms in 10 years.

The responses were overwhelmingly negative.  

It does seem that Spartan really exploded in popularity the last few months so that may be a possible reason as their staff and contractors may be overwhelmed.

Everyone has the power to work hard, get out of their situation, and live the life they want, though.

If you don't need the money and you bring them in during construction after alot of the soft costs are paid then you have more control because you took the "risk" and have more power to dictate how the returns can work.
