This is my first listing so I'm currently navigating uncharted water.

The repairs are large items such as electrical panels ect. there's an electric panel that needed to be inspected the 1st time around but even on the 2nd attempt it was not able to be inspected because of the water flood condition I'm worried about paying the inspector because this would be the 3rd time in paying for the property to be inspected which I  dont believe is fare since there was time for the items to be fixed the 1st time around.

Water bill is a couple of thousand dollars.

My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

Remove the material- obviously we can't grow anything in this and it's a water drainage issue with the basement.

I had the hot water heater gas regulator go out on me ($100 item off Amazon), the Furnace died ($846), and there was a gas leak on the side yard (city's responsibility luckily).

I have seen some potential properties, however most of them would need some form of repair ranging from installing new flooring to repairing water damage and potentially more.I'm wondering how a recession will impact construction costs?

Thus far I am considering displaying the additional tax base that will come from that verse a SFH, additional power used from a duplex (ie city gets a portion of all electrical bills in city), additional water and sewer revenues, and the big one that it helps the affordable housing crisis.
