South BAy IS ALL ABOUT SCHOOL districts enough said.I was a product of Cupertino class of 1974.. and my kids Palo Alto ( not E PA) class of 1998 and 200O respectively.there is now doubt that rental rates follow schools its like this in many parts of the US.. although here iN PDX not so much.. in the Deep south its pronounced

The section 8 office is not difficult to work with, and the tenants I've had tend to fall into the typical 'poverty-for-life' profile (uneducated single mom with way too many kids). 1 annual inspection to make sure you're not a slumlord, and the rents are generally at or close to market rents.

Now not sure that would fly in todays lending world but maybe with some seasoning it would.. but they would set these up on 5 year terms.. with the home owner getting all the bene's of ownership and paying all payments tax's insurance. then at 5 years home is either refied or sold .. .with each splitting appreciation 50/50. now of course this worked in the bay area until the crash of 89 to 90 and many of these deals got extended out.. but when prices doubled again by 98 99 investor were able to cash out  folks got to live in PA with nothing down and have their kids go to some of the best public schools in the US... so just some thoughts  as I go down memory lane none of this may be feasible but maybe get you thinking

I want to increase my wealth by making that cash work for me thru real estate, however when I see RE market pricing at the same levels that they were when everyone and their mother was saying that "housing was becoming unaffordable and that there is no way that appreciation is going to continue going uplike it has been (hence the bubble is going to pop)" right before the RE market crashed, it does make me think twice and do my homework before making a move that is going to put me on anxiety meds if I make an impulsive play that puts me in a bad position.

As a mentor, you shouldn't feel the need to (or even be expected to) handle everyone with kid gloves, but my offering is that tact goes a lot further in helping people than a big fat sarcasm stick.

I would recommend bringing that lease to a Landlord/Tenant lawyer if things get bad.As for some general things that are prohibited practices; eviction based on a protected class (family, kids, race, etc) is one of the big ones federally.
