My only knowledge about this comes from an article that I read last year.

There is a lot of great info on BiggerPockets and very knowledgable people.

Just like any investment there are bad deals and leases out there and you have to use someone who has knowledge to buy the right property.Typical is about a 6 to 7 cap going in and rent bumps of 1.5% to 2% annually.

I'm currently starting my real estate investment, i have obtained knowledge from this site and i have also read a couple of books and listen to a few audio books.

Some people I know will take the course for knowledge but not become licensed.Ti find a broker connect with the president of 2 different REIA clubs in the area, they will point you to brokers.Paul

Hi Ryan Watson, I agree with Shawn H. that you should wait until you actually have a committed seller before you go through all of this work.Searching a property's title actually involves quite a bit of working knowledge and know-how.

I learn a great deal just browsing through all the books they have on a subject, actually better than just one or two as you start to see themes running through them all, and realize most are just churning out the same knowledge in different ways.

I've read about analysis paralysis and feel eager to get started with investing, but also want to put in the proper amount of time upfront to learning all of the basics and building a solid foundation of knowledge.
