My goal is to start with fixing and flipping with an eye towards buy and hold in order to generate passive income. 

I have a friend who purchased an empty lot a few years ago, developed plans for around 200 apartments to be built, but didn't have the resources to cover the construction/interest costs until revenue could be generated. 

The added benefit to going this route is while initially your credit will take a hit, in the long run it actually will allow you to obtain larger lines and with even more balance transfer offers. 

What sort of qualifications does a local bank typically look for when generating a portfolio loan?

Did you also lower your asking rent vs the initial amount during that two month period?

I signed on with Real Estate Federal's lead service in December 2017, and as of now (Mar 3 2018) I have received no leads whatsoever for my $1950 initial investment with them.

I am interested in learning more about wholesaling to generate cash flow, and buy and holds particularly in the mobile/manufactured homes niche. 

Its had its ups and downs, but I've come to really love the idea of the "passive" income it generates.
