To be honest, I don't know how most contractors set fees, etc. for doing contract jobs, since we only do our own jobs.

I haven’t yet raised actual private money just hard money… but the more deals I do, and the longer I’ve been around, honestly people have came to me with offers for private money.

To be honest I am leaning towards dropping out of school and working my *** off in order to have enough money to secure the unit, but any other ideas would be greatly appreciated.

I understand there are travel medical professionals, relo's, temporary housing for reno, and digital nomads, but to be honest, it feels like demand could be choppy.  

Just keep grinding and saving honestly. 

(It's a small town, hard to find somebody you don't know)  I got a letter from the IRS for $4200 in late fees, his communication is unacceptable, etc , it was not a fun experience  I just really need a good investor-friendly, honest, go-getter CPA who is accepting new clients,  thanks in advance!

We definitely see better returns in Chicago than you are projecting....maybe not so much in Logan Square, but honestly as the GP cash flow is only one of the five ways you build wealth through real estate.Third, if you have the time and hustle to find/underwrite larger deals don't be afraid to go bigger NOW.......there are tons of us who have experience and looking for larger deals.Lastly, if you are getting going typically your "LP's" are just your friends and family.....at that point at least in my experience, they aren't so much investing in the deal as they are in you.Happy to connect to talk more about your plan and help out any way I can .

Closets are not required by IBC to be a bedroom, though your local jurisdiction may possibly require that.Sounds more like cold feet to be honest.
