Investing in one side of a duplex with No Money

Hi everyone, I Just assisted one of my family members in Selling one unit of a duplex to a great friend of mine the other unit will be up for sale at the end of the year and is being sold by the same agent. How can I invest into this property with little to no money in the small time frame that I have. SP is 150k and it will need rehab I know I can get first dibs on this property I just don't have the cash to back it up I'm still new to the real estate world therefore I'm Just looking for the best way to go about getting an investor(s) or enough cash to invest in this property. I truly feel like This would be a great starting point for my investment portfolio, also when my friend decides to sell in the future I'll have first dibs on that unit as well ultimately owning the duplex. To be honest I am leaning towards dropping out of school and working my *** off in order to have enough money to secure the unit, but any other ideas would be greatly appreciated.
