I'm interested in locating a bank to provide a HELOC on an investment property with ~130-140k of equity. 

Market rental rate for my house is about 2400 a month.After paying off the mortgage with the positive cash flow I have the potential for some serious cash flow.

In the lease option business, I would be licensed, whether Property is located in WV or FLA.Then I would look for home seller problems, such as expireds, cancelleds, long days on the market, eviction court with DIY Prop Mgrs, etc.Also wholesalers that have leads with little equity.If you are in the "solving problems for sellers" pretty houses with little equity is a good niche. 

This will allow you raise capital while bringing and bring them value which may position a partnership down the road.  

find out what is owed on the property and if it is even worth anything (equity).

I'm earning about 18% CoC on my newest unit. that's without any financing and not counting ~30k in created equity.

This would be where my journey begins and learn how to use equity.  

I'm not eager to sell, but am open to hearing about your ideas on how I could take a more passive position.

Our home equity line is not enough, I like the idea of a partner but was wondering if I was missing any other strategy.
