Best way to fund my deal?

I had an idea that was a mixture of a couple inquires I had relieved on how to fund a deal. I have a friend who is quite wealthy as he and his woman are doctors. I have spoken to them both about overall investment into my business but, as much as they saw the upside, didn't have the time away form their jobs to see how their money is being used and to help keep track. I understood and offered some various solutions but to no luck. So I thought, maybe I could instead simply be their investment advisor. Tell them which deals are right and which are not and why. Show them the risks and benefits of a flip and the passive income of a rental. Since it would be completely funded by them they would get 80% as I would only take 20% of any net profit whether it is lump or monthly. Any suggestions? Any thoughts? I'm currently stuck and do not have any way for traditional funding and my credit is to low for other methods.
