No doubt I would package both of those houses and 1031 Exchance into a larger Apartment Community in a heart beat.

I am closing on my first package of multi-family properties here in less than a month.I will end up with 1 quadplex, 3 duplexes, and one 1br/1ba little block house.My question is how to handle my insurance.Up to this point, I have only flipped. 

Well, the stars aligned in some odd fashion and now on 12/28/18, I close on a 5 property rental package. 1 quadplex, 3 duplexes, 1 1br/1ba little blockhouse.

I've actually encountered a wholesaler on BP that seems to come across properties that would fit my needs from what I'm seeing.

Have you encountered this or have someone in mind that you could refer? 

Thank you everybody for your input  if by your lender you mean your loan broker this is probably CYA to make you feel good  if you violated this stip.. no lender can make you feel good or over ride that clause.. unless its a private mortgage.. if it was packaged up and sold to an investor as an owner occ loan then all of the parties are in big trouble.. the lender would have to buy the loan back.. that's why they are telling you no problem.regardless probably nothing happens.  

The problem that I am encountering right now is that after looking further into the neighbourhood (which I am not too familiar with), I found out that it is one of the worst neighbourhoods in the city, and everyone that I have contacted regarding the neighbourhood advised me to think of the quality of the tenants that I will have to deal with.My question is: is there anyone here that can give me an advise on how to logically think about this without having the emotions of "fear" of having to deal with a hard to manage tenant or the "excitement" of having to found a really good deal after searching for over 2 months?

But realize, you don’t know if you have a deal until after the lender reviews the short sale package, orders a BPO, then determines what price they will accept.....the listing price, and a price agreed on by the seller, are irrelevant.

Clearly buying 3 houses will give you the best long term investment however many of encounter problems and difficulties where we may need to liquidate our investments.
