What would you do with 25k to invest with?

It looks like I will be finalizing the refinancing of a investment property in the next couple of days. When it's all said and done I'll have approx. 25k to work with and I plan on using it towards the purchase of an investment property. My overall goal is to have 10 doors that cash flow $500 or more within the next 3 years. (I don't include repairs or vacancy in that number.)

I live in South Florida and this doesn't seam like a realistic proposition in my area, so I am considering the Central Florida market. I've actually encountered a wholesaler on BP that seems to come across properties that would fit my needs from what I'm seeing. I know 25k is not a lot to work with, however, I think it's a start. 

At present, I intend to target properties that are 100k or less in Central Florida at 65% of the ARV all in. I am considering starting out with a couple of flips to build capital, however, if I find the right buy and hold properties I'm thinking that wouldn't be necessary.

I'm open to any suggestions, thoughts, tips, that anyone would like to share. I'm not afraid of investing out of state either.
