The lender on the appraisal has a current tenant occupied value and a dark value if the tenant doesn't pick up the option 7 years from now.

Yes there are people who are paying too much for properties that will fix them up and flip them at a potential loss, but unless there is 100% financing then they will lose their skin in the game and the lender/investor will still make it out of the transaction.

It has helped to buy rentals that suit the newly-formed family E-5 or 6 and up tier, or likewise policeman, teacher, etc. rather than the Col or Gen type of house.

A little cash can go a long way with this strategy...takes some time to learn, but once you crack the code, you shouldn't have any issues acquiring new properties.Contact for deed and lease options are the other alternative...and private money...but you still will need skin in the game.
