Truth be told, I think the 2008+ melt down has worked a sea change in the psyche of this country regarding home ownership no longer being the Holy Grail.

I travel around the country weekly for work, which feels like a disadvantage in my desire to meet up with like-minded individuals, especially those who have found success with RE, so I look forward to meeting folks within this great community/platform.

Five years ago you could put down 20% AnD cash flow in many parts of the country. 

Here again, it's normally country banks sitting on a lot of money that they don't need right away.Looks like the common thread here is looking for folks selling that don't need the money, or banks with too much money laying around, they are happy taking a piece of paper from you, i.e. the mortgage note.

There are a ton all over the country.

I’m looking to focus on bigger deals, primarily MF properties (especially apartment buildings) but always open to other deals in select markets around the country.

Perhaps as a test, steal some pics if you can from those other business models / places in the country where people are pulling this off successfully, and throw some ads on up Craigslist and see what kind of response you get for the rents you're asking.
