I agree with @Ethan Cooke that you may want to look into CBIZ or another company that offers commercial liability insurance for short term rentals.

Too many cooks....That leads me to number 2 - You have to check the HOAs financials.

Does anyone know if zoning laws have to be upheld in a boutique assisted living facility with 6 residents? 

I have SB County contracts (even on-call and term contracts) and yes, they are understaffed and broke, I get my inspections (and yes, these are government facilities with supposedly daily special/building inspectors) through text/pictures, then "go ahead" on a reply.

I am looking at Midtown for single-family and I think those properties cash flow pretty nicely because they are so cheap but are near some pretty large medical facilities and the University of Nebraska-Omaha.  

Manaseer I actually live and own a multifamily in glenview and I'm in the process of rezoning one of my properties to build a 8-10 plex but cook county is being difficult as I'm sure anyone that lives here would know.
