There is less competition form the institutional buyers who are typically able to pay more than other buyers when you stay under 100 units.

Bottom line, people don't like to be told they can't have something, especially in a highly competitive housing market.

@Allen Li the market as a whole is super competitive with the majority of the world sitting on the sidelines last year everyone has capital ready to use.

After doing active single-family for years, flips, vacation rentals, buy and holds, house hacking...I burned myself out with the time commitment, stress, and the lack of team and scalability.

You don't find deals in a competitive market by looking on the same websites everyone else is looking at.

It's important to note that my lack of experience in this side of BP forum communication doesn't equate to fakeness; it just means I now know more about what to mention/not to mention in a deal recap.

I actually think I would be paying about market rate, just without the competition which looks pretty stiff.
