Advice or opinions in multifamily

Hello all, new here. First time being on a forum. Watched plenty of youtube over the years. I have a major delimma. Ive been buying single family property for 10 years in cash lloking to retire early with no debt but ive falling in love with real estate and cant stop. Ive been saving up for since covid started for a multifamily apartment complex of sorts.  Cant find anything to buy or anyone willing to sell. Single family is double what i was paying. Have 800k to invest. That money sitting in the bank not making income is driving me crazy. I was hoping some landlords would be willing to dump there multifamily with all the eviction issues. Should i go to buying single family again or wait until something comes up?

Have you considered self storage? I just bought an off-market deal and it's cash flowing better than 20 houses.
