Hope to hear a piece of wise advice from mature investors.The question is whether I should I invest into flipping properties and making higher ROI or invest in rental properties with a lower ROI but a steady cashflow?

We do not want to list the actual cause (to avoid eviction), and if we list as no cause, do we still have to pay them several months rent for them to move?

From a 10,000ft view (if it was a real investment property) $29k profit (24% ROI) over 5 years is pretty slim.

While  rents can be on the lower side in some areas, the key is to find properties where you can add enough value through rehab to make the numbers work.
