BRRR Spreadsheet proof read

I'm going out on a limb here. I created a detailed BRRR excel spreadsheet to analyze deals. I know that there are many others out there already such as the BP calc, but i decided to create my own to make sure that i truly understand the numbers. Is there an experienced investor that is proficient in excel that would be willing quickly proof read it for me if i were to send it to you? Would be much appreciated.

The spreadsheets look pretty nice. Everyone will have opinions of what should and shouldn't be included. Looks better than my spreadsheets. 

From a 10,000ft view (if it was a real investment property) $29k profit (24% ROI) over 5 years is pretty slim. I'd remodel and sell this property as a flip and net 15-25% ROI today, rather than wait 5 years to make a little more. The numbers provided are cash-flow negative so that doesn't help. This example made money because it's a great deal at $140k... but everything else is appreciation. That's just something to keep in mind. Best of luck man.
