The trade off is if you're going to do it that way and be a steward of someone else's money make sure they're either a knowledgeable investor or that you acquire the knowledge and resources to manage it responsibly.As far as wholesaling goes to me it's the hardest thing to do in real estate.

In the period of a year, I have been able to increase my yearly income by 200%, although I am still trading my time for money and I would like to buy my time back with real estate.When I try to obtain conventional financing, the only way I have been able to get anything done is using a cosignor since I have not been self employed for at least 2 years.

I’d buy a commercial (5+ unit) value add multifamily building, reposition it, stabilize it and then either sell and do a 1031 exchange to trade up to a larger multifamily or refinance and hold for cash flow depending on the numbers.

The trade off with dumping most of our savings (and then sum) would obviously be the opportunity cost, but it makes us happy to see that we’re not paying an extra $4k/yr. in supplemental interest fees.What are your thoughts fellow investors?

When I had a PM the charges were higher; they are required to use licensed trades and will generally lay on a management fee.
