Rental unit turnover expenses

Hi All

After 6 months of searching and analysis I have closed my first 3 units multi family and I am proud to be owner of my first investment property

I have 2 units already occupied but 1 unit is vacant needs to be rented . Each unit is 2 bedrooms

It’s seems like there needs to be few things like cleaning / paintings and clean ups . I have got 2 quotes from property management around $6k and $4k from the general contractor

I don’t have time and expertise to do this to make rent ready and needs some help and advise

I am trying to figure out if this is normal expenses for turnover for new tenants or if there is better way to handle turnover and lower expenses

Your input will be highly appreciated
