So; don't do that.You are absolutely allowed to rent out any portion of the building (example: a room if it's a SFH, or a whole unit if it is a 2-4 unit property).As for any regulations on renting to military members, if your branch of service has strict regulations for that, it would probably be in your best interest to just rent to civilians.

Running your own properties can both be easy & complicated at the same time, it just depends if you know what your doing, have the time to do it, know all the rules, regulations, state forms, how to deal with residents, etc. for me it came easy because I love to meet new people and I know how to talk to them.

Look into digging some soil and trench away from the house, put the proper foundation drains in, seal the foundation and be done.Having moisture in the basement continuously makes for a very muskey environment, I have hated that in every old house I have lived in.
