Its a great way to get value add.Don't get sucked in on quasi private lenders promising super low rates and broken English then hit you for 500 to 750 up front.. those are scammers..

@Bill Gulley  I know you rarely read the entire thread... however when I was at a lenders conference last week in Vegas Many booths of lenders were there about 50... when asked where they lend almost all said  ( well all 50 states ) LOL.. then I see not a one was NMLS registered or state licensed were required.One big Washington lender just got a cease and desist in ORegon... they did 285 loans.. but only got a measly 25k fine.... average loan for them was probably 300 to 400k so they probably made a few million... this is what happens .. companies just do it pay the fine promise not to do it and move on.

They'll also promise excellent areas when in fact they could be C area and market it as an A/B area.Before you can find a good turn-key, you need to1) Learn the numbers by going through the spreadsheets here on BP and running analysis2) Figure out where you want to invest based on the large macro trends (e.g.

Offer to pay half of the fees and promise to never do it again (and mean it).

I think the ROI looks promising.
