Alternative to Tacoma

My investment thesis is centered around Tacoma-Lakewood- Lacey and south side of Seattle, primarily cash flow properties and brrrr deals. Are there people investing Bremerton and islands, or Everett- marysville in the north. Do brrrr or cash flow models makes sense any of those places? Love to hear success stories.
